South Seas is a private, gated community located on a quiet strip of land between Clam Bay and the Gulf of Mexico. Its unique location on the cul-de-sac at the north end of Seaview Court whispers “No traffic,” in your ears. In fact, just about everything on this part of Marco Island whispers.

South Seas North is the most secluded of the three community “neighborhoods, sits off the beach, yet it is a boater’s dream come true with an abundance of docks from which to launch out for a morning on the water through either of two canal routes leading to Smokehouse Bay, the mouth of the Marco River, and into the Gulf of Mexico. A trip to the Ten Thousand Islands might take you down the Gulf side of Marco, while the eastern route will carry you through the quieter Intracoastal waters.
